I know how to use the basic features of QBO, as I do my own expense tracking, but my Bookkeeper is needed for the more complex entries (Loans, capital balances, reconciliation, data entry from PM monthly statements.)I spend almost 8k per year in QBO and Bookkeeping costs (Not including my accountant or tax prep.)

For example, include thoughtful amenities like a welcome basket, free snacks, or local guidebooks.

Retain proof of that notice and make sure you include the new tenants right forms required by the city now.

@Jonathan B.Assuming you pass the "material participation" test for 2023 and did not use the property yourself (or used very little), you should be able to treat it as an STR for 2023, including bonus depreciation.  

But also remember to take reports by tenants of snow not getting shoveled with a huge deer lick of salt—the crew may have just finished and snow can and does accumulate rapidly in between trips. 

With investment properties, most lenders I work with prefer to have an address to work with in order to provide a "soft" quote, which does not include a hit to your credit.

I updated the kitchen with high-end appliances, installed custom cabinetry, and added modern finishes throughout.

Of course your other debts including student loans go into the mix to come up with your total debt to income but the income needed  is a lot smaller then a lot of borrowers in your situation tend to  think.
