I would closely monitor your competitions pricing to see what is working for them.Vrbo has built in tools to monitor when people are searching for specific dates.

They have a new area manager and he is on the ball and on site checking out our properties closely.

@Brian Shurtleff, of course, is way off base - not even close.

Because like you said, my rentals are very close to a net loss on a yearly basis.

The property owner did not leave the property as required at closing.

So you sell, and get your deployed capital back that got that property BUT also have appreciation and debt paydown, so the $ from closing is enough to buy 2 more new built units. 

Looking to cash flow on low entry homes in some pretty nice neighborhoods close to where I grew up.
