I don't house hack in S.F. but one suggestion an investor had for me was to do one of the units as an MTR (I was thinking travel nurses but now I'm hearing that they aren't getting that great COVID pay but people displaced temporarily for insurance reasons, moving for some other reason).

It allowed me to differentiate myself in my market (Mystic, CT) and flip between Airbnb weekend stays and longer stays for Traveling Nurses.
