What do you use to collect rent electronically? 

I am a newbie investor and I am looking for recommendations for electronic payment methods to implement for my tenants to pay rent.

If they are approved, they can easily transition to make payments electronically via Cozy.As far as ideas for obtaining leases, you could reach out to a few local realtors and see if they'd provide a copy of the lease they use for their clients.

I have a link built into my welcome email that goes out automatically after the reservation is confirmed that the guest simply click on to electronically sign.

The outside keyhole remains the same as it is now, so there is no "electronic lock" within view or the physical domain of the HOA.  

In rent redi you can generate a lease and manage the leases for your tenants through the portal and have them electronically sign.

If the software is not simplifying your life or making you more accurate, you shouldn't use it.Software does have extremely helpful features like online payments, marketing syndication (click a button and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

Or maybe they will share an electronic copy of their inspection results with pictures and that would suffice.I don't allow Landlords to inspect the property on their own because they often get into conversations with the Tenants that cause damage.

This includes being able to pay rent electronically and to be able to communicate with the landlord via email or text.
