We got lucky and stayed dry.

The following items were checked: Subterranean Termites, Fungus / Dryrot in siding, roof sheathing, Water stains noted at Master bedroom closet, The Subarea below the bedrooms is inaccessible for inspection due to Dirt covering access, Evidence of Subterranean Termites was noted at/in Subarea which appears to extend into inaccessible areas (garage). 

I look for major cracks on the outside walls and wood rot by the roof.

The funnel dried up, the hot leads turned cold...

I just replaced all gutters and rotted out fascia etc...

Well that’s kinda cut and dry but also hard to say.

I still have dry powder and reserves and finding a better than 6+% hassle free, risk free and tax free return was more effort than it was worth in my market.When our why is clear, decisions are easy.

If the recession is severe, bank lending will dry up, these loans won’t be able to refinance and investments  will crash.  

After you get all the water out of the house, your top priority will be drying everything out quickly.
