@Tareq Salaita, I am very concerned about my market going downhill as we are very energy dependent and have our number 2 largest tax payer in our county in bankruptcy and number 4 or 5 has quit paying taxes. 

KFC's have been on the down hill for awhile.Unless you are in a high frying type state they have been suffering.Non-corp at 6.5% is  a joke.

I see this tenancy going downhill fast!

Your ploy may also be seen as equity stripping, attempting to take equity due a lender or the borrower, investors that attempt to use a property or profit during the FC process can fall into this deep hole.This is not a level playground, it's downhill for the lender and uphill for an investor or operator. 

You will see if the tenant is going downhill early (before the epic destruction phase) and be able to reinforce any rules.

DC unfortunately has gone downhill but Alexandria is lovely :)

I got steady payments for 18 months and then it started to go downhill. 

From nearly the beginning of the purchases, it went straight down hill. 

If you aren't getting the respect & service while in process of establishing a relationship, it will only go downhill from there.
