I guess what I am saying is don't let a few thousand dollars at the front of the deal get in the way of the reward you will reap at the end of the deal. 

Plus, because of the high appreciation dollar, when you go to sell, you will likely net more tax free cash assuming you lived there 2 of the last 5 years.There are some opportunities here in the Los Angeles area if you are willing to do some rehabs and hold it for the long run.

Can you invest in the dollar ?

If you owe 550k in that example, then you would potentially have access to the 200k up a 750k loan on a  1 mm dollar property.

A seller’s market typically means you can get top dollar for your property, and sell it fast.
