I don't typically find that a lot of lenders recommend using personal income, credit etc. to 'co-sign' too for the LLC loan as it can defeat the purpose of keeping personal finances apart from those of the LLC- the exception here usually being the funding.

New kitchens, baths, landscaping, etc. certainly add value as they are seen and touched by buyers and a home with a new kitchen and bathroom upgrades will sell for more than its model match on the same street that has old cabinetry.In a flip, you certainly want to buy under market value so you can make a profit, if not, you defeat your purpose.

In other words, it didn't really matter what it appraised at, what mattered is what I put into it.I was a bit surprised and disappointed, as this model defeats the BRRR program of adding more value through rehab than you spend.

I have considered refinancing it upon assuming it, but the LTV probably wouldn't be good enough to be able to do that without putting some additional money into it, which starts to defeat the point.

Now, some banks are saying they can only do 3.5% on a single family, another "only on a duplex no higher", another saying they "require 20-25% down for a 3-4plex" (which I feel defeats the whole purpose of the FHA loan, I can put 20-25% down on a conventional loan and not have to live there for a year) Many more are saying that since my co-signer won't be living there, they require more of a down payment.

Of special note: Not all LLC business credit cards are the same, some of them will report the balance to your personal credit report, thus partially defeating the purpose of putting the repairs on the business credit card in the first place.

One lesson I learned was despite how defeated I felt after having offers rejected I am always glad they were when I end up with the property my offer is accepted on.
