Location is critical as well.Condo units usually has a HOA so I would screen that condo HOA like they were a tenant.  

Talking to the home seller is a most critical skill, see my BP blog "Make money without banks or credit" for how to talk to sellers.

It will be critical to try and pass your test on 1st attempt because the certificate will the be good for 6 years verses 3.IMPORTANT,,,all certificates expire at deed transfer and the new owner has NO GUARATEE of future passing.

It will be slow going at first, it always is, but in the beginning you are laying the foundation for you future RE empire, so it is critical IMO that you do not try to side step or shortcut the process.

That's fair criticism.  

You should not be receiving anything directly from the previous owner after the closing.It's critical that you review the HUD-1 for accuracy.

Constructive criticism can be amazingly helpful.

Anyways I appreciate all advice/support/criticism.
