Investing in these markets is more so of a long-term appreciation play in my opinion.

You will have some 2 year old furniture that might be of some use, but its a losing proposition in my opinion.

In my opinion, if they don't want you to know that they are doing that, then they shouldn't be doing it. 

Also, my insurance company said it would be the same rate regardless which option I go with.or do I stick with the cheapest option upfront like a shingle roofObviously the upfront cost/future cash flow will be hurt the most by the standing seam steal roof (although it could assist in resale value)Does anyone have experience on roofing or an opinion which is most ideal for this scenario?

In my opinion, you need a standard (eg. no felonies) that is written and followed consistently to avoid fair housing issues.
