Hi Adelaide,For STR - you are going to get most of your business from all the sports events -- racing - Indy 500, football -Colts, NBA - Pacers, WNBA - Fever (Caitlyn Clark), We just hosted the Olympics swim trials, other events include Big Ten Championships, NCAA tournaments (NCAA headquarters here), and the Combine (recruitment for NFL).We also have a pretty busy convention center -- not huge like Vegas or Orlando, but it is solidly booked year round with events like ComiCon, GenCon, Firefighters Association, Future Farmers of America, Candy Expo, and various others.For MTR, you are looking mostly at traveling nurses and medical personnel, you also may get contract workers for the larger corporations like Lilly, Sales Force, or Rolls Royce.Happy to hop on a call and discuss further.

My wife on the other hand had new credit but a 700  score they explained we need it to get her personal credit and then in 6 months apply for business they did combine $77,000 in buisiness  and personal the best thing was my credit score only drop 6 points and yes I used Kaydem financial to remove inquiries worth the price I got a total of $204,000 all interest free and yes its been 7 months since I complete it my funding all credit cards are active about to start the process again why pay a hard money lender points and high intresst when I can just use my credit card to buy real estate low interest no points

It takes a lot of money to operate a rental as things break and wear out, tenant issues, unexpected crap that comes out of nowhere… in my experience it takes $300-500/month minimum in capex budget alone and a lot of people only budget $100 or less because they’re using a spreadsheet that recommends a percentage of 5-10% of rent and the rent is too low for that number to be high enough.
