This is very true and where wholesalers have an opportunity to add value to a deal, that said, the wholesaler will still need to show proof of funds to seller and list agent if it is all cash, that bank statement can certainly be from a partner or private lender but from a hard money lender, it is still a loan and will require (in most cases) an appraisal and a loan approval, therefore, that would not constitute an all cash offer.
