Q: Can I fund a Multi-Family Apartment Building with 10% Down?
I have a great opportunity to purchase two 6 unit apartment buildings. I have 10% to put down but Commercial Lenders seem to require 20%. Suggestions?

- Find a partner to bring in the additional down payment (plus reserves, which the bank will require).
- Owner financing. Either the whole 90% or just the additional down payment. If going with the second option, be very up front with your bank. They may not be okay with you having less than 20% equity.
