My first project. 

Having people who know the market and can help you manage the project or property is crucial to project success, especially if you can't be there regularly to handle things that will come up.

BRRR'ing sounds amazing, until you need to borrow money at 9-15% and have a significant monthly payment and are scrambling to get the project done quickly. 

When we moved our companies to a new accounting software we looked at Quickbooks, but found its international awareness (tax rules, multi-currency, locale support, etc), project/job, and multi-company abilities to be clunky.To be fair, none of the candidates hit everything on our wishlist.We ended-up selecting MoneyWorks by Cognito and have been satisfied with it over the past three years.

I met a contractor through the project that's become a solid 1st call for my next flip and a good friend in the process.

I also look at future development plans in the area, as new projects can increase property values and attract more renters.

Also, once you get over 5 bedrooms you have to commercially park your project.

In 2023, we sold it for $245,000, achieving a strong return and leveraging the experience to fuel future projects.
