Hello,Long story short:  Tenants didn't pay last month's rent and damaged carpeting with smoking (prohibited in lease) and other stains, left significant junk to be cleaned out and some other damages.

They don’t get upset at the tenant oR make it hard on them for being late .. all of this is bad and trains the tenant “it’s okay I’m a big pushover pay whenever you feel like after you buy beer and cigarettes “.

Just seems like a win win situation, no foreclosure for him and I get a smoking deal.Any advice or guidance would be much appreciated.

Some of them smokes, turning on appliances and air condition.

Smoke and/or grease residue from smoking or cooking would also not be normal wear and tear. 

Last, is to call for rent ads on Craigslist and ask those landlords if they are interested in buying more properties and that you have a smoking deal.

New tenants are professional 20 somethings and i cant see evicting them over smoking weed.

It looks like more people (not on the lease) are living in the apartment (2 to 4), drinking, smoking, fighting, load music and partying goes on until dawn.
