Pot smokers in another apartment. 

It has created a weird/hostile like dynamic between smokers and non-smokers who live on site, however.

I feel like I should just send a friendly reminder-like letter saying that the lawn care is their responsibility, as well as picking up the cigarette butts as I posted about earlier.

Smokers are not a protected class.

I am turning a unit in Omaha with an inherited tenant whose unit contained, grease all over stoves and vents, cobwebs/dust on walls, really bad odor (cigarettes), blackened floors and shower.

One unit has a family with smokers, the other family seems to be voluntarily-smoke free. 

I can't ask for more credit than I currently am (bank stipulation).I understand that its more ideal to handle repairs on my end, but it might be a good chance to save myself time effort and money while closing the deal.Specific things I cited during the inspection:-New ceiling in a large back closet-Grading outside the building-Standard slate roof repairs/maintenance to plug existing holes-One of the two units strongly smells like cigarettes and cat urineHow do I write the contract to do these things as extensively and specifically as possible?

As for the smoker use the same cleaning solution on the carpets wash the walls down with tsp you may have to replace the curtains but that smell is easier to get out than what you've been dealing with. 

Start negotiating.Smokers can't smell their own smoke as well as non-smokers can.

Whether or not you have a car, it's great when you don't show up when you say you are going to.We love smokers, but we especially love it when you throw your cigarette butts everywhere.
