I want to build something that my children can be a part of as they get older and can be passed down to them.I am interested in networking with local realtors, lenders, contractors, attorneys, property managers and anyone else who can help me build a successful real estate business and in turn I help them as well.Looking forward to meeting everyone!

I make alot but my income is odd and doesn't qualify for conventional morgage as of yet so we would need to go off her income and she makes less then half of me. so untill she finishes her bachalors and dental school I'm going to be the bread bringer in the family.appreciate your response!

Their desire is to leave a portfolio to their children however they will usually liquidate it as soon as they inherit and live a life of luxury.

I'm thinking about a family syndication that would allow the parents (my parents and their siblings) help secure homes for their children (me and my siblings/cousins) while giving the parents an investment return.My thought is, someone like me or my cousins do not have the capital built up to get a loan from a bank that does not include PMI so offering the "syndicate LLC" a higher return on investment for a short period of time while allowing the child better leverage to grab a house with the cash that the syndicate provides.

A little about me:Ever since immigrating to this wonderful county 25 years ago, I remember dad wishing all of his children to own a piece of real estate.

Their teenage and adult children entertained guests on my property's front porch. 

I am seeing more and more probate deals as Baby Boomers, like my parents, pass away and leave property to their adult children.

I can discuss and negotiate more in 15 minutes with the decision maker/owner than two agents trading stories about each others children and then trying to figure out how to meet in the middle without pissing each other off or their clients.

My interest in REI developed when I was in my early 20's and wanting to secure something that I could pass down to my child/ren.
