So, while it wont be cash flowing any more with the second, I would be able to have the tenants paying down the principal, and use the money to put in another deal, all stemming from essentially nothing with the seller financing.

-If rents rise and COLA takes over, that doesn't put that much more disposable income in the pockets of Joe six pack and in the short run it will stem inflation since the consumer will have to shell out more for rent and wait for COLA to catch up.

Dmitriy, if it is Roth 401k funds, and if they stem from employee contributions, then generally the 401k participant is still required to meet the one of the distribution triggering events.
