You are doing the right thing to build relationships first! 

Much of the negotiations during due dilligence depend on demand for that specific property- hopefully your agent has build leverage in to your contract that they can use to help you with this piece. 

Joshua Tree is a bit of a tough market as there are a lot of STRs in the area.Be prepared that your first year might be a little thin as you are new and need to build up some reviews to get rolling.The interior is a bit of a toss up.

Main motivation is to use the cash for bigger investments like MHP/MF building purchases.

If you want to build your portfolio and its a property that is already making money, why would you want to sell it?

Unless it is a new build, and it comes with purchase warranties are an extra cost and may or may not even be executed when needed depending on the circumstances.
