Anybody knows a good A/C Technician that can work side jobs in the Fort Myers, Cape Coral or Bonita Springs FL areas?

I'm a first time investor looking to purchase a vacation rental in Cape Coral FL. 

To wit: It's black and white with 100% certainty that 80% LTV investment triplex was never going to happen, period, end of story, not up for debate.

Neighbors are awesome, but it's in a lower income area and there's not really a huge market for a tiny 2 br cape code that needs new windows.I am emotional about it because, again, I'm not doing this for "business", I'm just trying to pay for the house and be responsible versus foreclosing because I can't sell it.

I see hot & cold connections, but I’m wondering if the black pipe down the middle is a drain pipe for when the washer empties?

This was a fully gutted brand new apartment with new Sheetrock walls that had to be cut a couple feet from the now cement floor to prevent black mold and bacteria from growing.

Some of it makes me go wow how is that legal, but it's black and white in the tax code and passes audit.

Things in a business need to be clear cut and responsibilities have to be black and white.

So now after one night with the AC’s she is saying they are making her sick and she found 3 black mold dots and she needs money back from her rent because of doctors bills and missing work and that I need to replace the AC’s with new ones.
