In CA the Counties would have kept the windfall of $ and found some pressing uses for it. 

As a buyer, you pay no commissions so why not add the bench strength.Congrats on what you've achieved already. 

It can get tiring especially when many properties may not meet your requirements, but keep pressing on; eventually you will find one that does fit your criteria, make sure you are prepared to make an offer right away as it is likely that you are not the only one that thinks it's a good deal. 

Just from a pure market standpoint, your are going to be hard pressed to find worthwhile duplex/single family homes in your price range from Greater Worcester -> East Mass.
