With your link, I finally was able to find events that people are actually attending.  

Frankly if I were you I would connect with very experienced investors here  , get a  JV and partner with a few deals and get  some money out and a lot of knowledge and also  attend a few meetups etc.. 

And the Selling agent will have to attend all inspections, and prep the contract, etc etc etc...  

Attend events, online or in your area and be a sponge.

We have an investment in College Station, TX and since my wife and I attended school there we are very comfortable with areas where renters and students want to be.

Attend local meetups, REIAs events, and connect with as many wholesalers as possible.

I highly recommend attending a few local meetups and get to know other local investors.

I attended a XGIMI release in Seattle last fall on a special invite and they gave me this for reviewing.

We update our lease constantly and our attorney reviews it annually, I feel this is the best route and so do most of the instructors at CE classes that I attend.

Look for areas with high tourist demand and strong rental yields, and consider attending real estate seminars to gain insights into the latest trends and strategies.
