I just attained my Missouri Real Estate Salesperson License so I am going to be getting to work. 

I believe the best way to attain this is through Real Estate.

@Ethan Grier, I'm definitely not as well versed in self-directed 401ks as I am in corporate 401ks, but my guess (based on all the audits of 401k plans I've done) is that a rollover from your employer's 401k to a self-directed 401k is similar to any other rollover out of a Plan, you can't do it unless you've met one of the milestones I mentioned in my first post, such as leaving the employer, attaining age 59.5, reach retirement age, death, etc (unless it's money you rolled over from a previous employer's plan into this employer's plan).

And it seems like you have thought this through and have attained a comfort level of sorts, which is important.Regarding the leasing fee - do you mean that you factored it into the report or your own calculation?

Unless your W2 is really good though, you’re probably not getting close to $100k, but $20k is easily attainable. 

There are many investors who say that the guide of 2% 50% is not attainable but I would direct you to several turn key operations who do this and better every day in markets that support these numbers.

You have to have specific and attainable goals (near term and long term).

The education you get from attaining the designations is worth the small cost.
