I still underwrite with a debt assumption, so it doesn't make sense for me to spend too much time on a deal if there is a good change of an all cash purchase.

Or there may already be an assumption of debt component (It's generally non-recourse) as you'd see in a DST.A second option would be to use a zero coupon DST to absorb the debt in your 1031 along with 18-20% of your proceeds.

@Oasis Duenas - Yes, you can always inquire with an experienced real estate agent to run a comparable analysis of the ARV under the assumption that they may list it once you are completed with the flip.You can also do it yourself.
