(I just went through probate when my mom passed and it sucks and would like to prevent my successors from having to deal with the same if possible).Bonus question, one of my properties is still under mortgage, he mentioned something about transferring it to an LLC can trigger a due-on-sale clause but not when transferred to a Trust.

I am sure every state is a little different or have nuances but for sure as Greg mentioned materialmen can file a lien and then just wait.. the other thing they can do is a court action for unjust enrichment claims.. those are the two ways Materialmen protect their interest at least out here on the Left coast..

The thread was started by @Jonathan GreeneAfter reading through a number of replies, there was one poster  that mention his son and his son’s accomplishments that were going to take place and some that had already happened. it really got me to thinking.So many times people count their accomplishments and goals for themselves, but how often do we consider helping fulfill the accomplishments of our family, especially our children as a personal accomplishment for ourselves?

I mention this because if you're working with a lender or broker and tell them up front that you intend to payoff your loan in a few months, they probably arent going to waste time on you because they dont want to work for free.
