Doesn’t have to be a home run just getting over the hump of taking action helps you get comfortable with the process.  

Reading your post, and wanting to respond, finally got me over the registration hump.

The difficulty seems to be coming largely from 1) it being an investment property, 2) us being the builders, and (probably most importantly) 3) this will be a short term rental. 

Examples include (USB outlets, updated digital thermostat, updated light fixtures/faucets,etc)Any ideas?

Just the kind of motivation I needed on the hump day morning!

Know that there can be and are situations where relying on an agent can and does result in great frustration, lose of opportunity, failure to accomplish our goals and needs and even in us being hurt more than just financially.

Floating floors, tiles etc dont necessarily need the floor level but need to be floated even so there are no real sags or humps.

From there you will likely meet local investors and you can expand into private notes, funding and purchasing.This suggested progression may take a few years, the hump will be getting a wholesle mortgage banker accepting you to originate loans for you and you'll "meet them" as an originator at other banks or brokerages.
