There are a lot of details that can be worked into this contract, and I wouldn't recommend going into an agreement without first talking to your real estate agent or a real estate lawyer.

I usually ding their credit but thats about it and move on because I don't want to pay any lawyer fees. 

We're thinking we'll need a buyer's agent, a lawyer in Tampa, and a inspector to do pre-inspections before we ever decide to put in an offer.

And of course the sellers did exactly what your describing got lawyers  filed complaints with the AG which ( as someone who went through that ) I can tell you is no fun at all..

You are in California (and guessing the property is)...contact a lawyer that specializes in evictions. 

I also have a real estate lawyer in the Texas City area that will do transactions for a very reasonable price.
