I'm not sure what state the property is in or what the rules are there, but in my state, a realtor has to show that they are the "procuring cause" of the transaction in order to be paid.

I have never heard of a listing agreement that did not have the "protection clause" and any broker/agent that is the procurring cause of a sale will be entitled to a commission even from an expired listing contract.

Another one i did was for a Line of Credit, I purchased for $32,200 with Cash, had to pay some back taxes and water bills,, the borrower stayed, and now rents from me, the BPO was $80K, my banker gave me a Line at $75% so $60K for me to procure with cash. its a fantastic system.

If a Realtor was the procurring cause of the sale they will be entitled to the commission, paid by the seller at closing from the proceeds of the sale.
