Hello BP family, my name is Devin, I am newly relocated to Tallahassee, Florida from Virginia.

My property is in a LLC with no mortgage.

My father took out a $320K home equity line of credit (HELOC) to invest with my brother and I.

My only concern is searching for the rent to value "1% rule". 

I have them on my book shelf.

I clean my own house, can I bill myself for that and then write-off all of my cleaning supplies against it? 

I have my return electronically.

If I did I would been out of my 9-5 4 years earlier I bet.

My plan is to build along the same type of home, but of course with some of my design inputs.I want to get a really solid foundation before any actual building happens and I would truly appreciate any advice that anyone has to offer of some preliminary items I should know and take care of beforehand.
