Matt,I think you might be confusing proof of funds with a pre-approval letter.Proof of funds is used when you are making a cash offer to show that you already have the cash in your account required to complete the purchase.If you're using a hard money lender, that usually means you do not have the cash and are making a financed offer.

Matt,  I have read that some companies have chosen to locate the distribution centers in Bakersfield because they need to move so far to break the old union contract.  

Matt, I believe you just need to do a bit of paperwork with the county Recorder of Deeds and have you wife sign off on getting you added to the deed.
