- last week we rented a dumpster and completed all demo, including kitchen cabinets, appliances, laundry room, and main plumbing wall, and I had the old-inwall furnaces torn out.- I was able to get all the electrical wiring repaired.

If the first condo was purchased this year you should be able to use a lease to wash that payment and the appraiser will give you market rent for the new condo

I’ve been told by a tenant that everyone uses the water hose to fill up portable pools,wash their vehicles,spray the sidewalk and driveway.When my lease clearly states NO CAR WASHING on property.

Keep your common areas well lit, especially the laundry rooms if you have them.Reduce any security issues.

Since I don't want to pay for tenant utilities, they would need separate HVAC and hot water in addition to the metering.The second kitchen and related plumbing/electrical work would definitely be an added expense - laundry hookups too for that matter... but if the numbers add up that shouldn't be a problem.Is there anything else I'm missing or could be overlooking that would throw my numbers off significantly?
