I don't like this arrangement that she is in another state but paying rent for her son probably because her son is not going to be qualified to get an apartment.

Keep in mind a few things - many major markets currently have a glut of multifamily projects so you may be competing with large apartment complexes with amenities offering incentives in a competitive market.

You might not get as much cash flow with that equity as you would get if you sold and put it into say an apartment building, but with the low mortgage rate you are likely getting some pretty good principle paydown each month and it's in an area that will see good appreciation/rent growth long term.

My wife and I would remain renting in our current apartment and we could easily afford to cover the mortgage indefinitely if/when it would be vacant.
