It is a very big, diverse field and you need to find what is the best fit for you.

So I am looking at buying out of state where I can pay $65k for a building that brings in $2k a month and diversity my strategy.  

It's very dynamic, diversed, and have 100X better weather than the Sunset or Richmond.

Hopefully there won't be any major bust to go along with the current energy boom, granted Texas is more diverse than it was the last time, but a bust would still hurt.
