Most builders are only able to make a profit because they build many homes at once and get materials at a steep discount due to the quantities they order.It's not like flipping, where the property is there are you are just improving it, you will have many costs such as connecting the property to the local utilities which could be inexpensive but can also be (more likely) crazy expensive, it all depends on the land you purchase and the proximity to current local utilities.The lure to jump in can be hard to resist, but take your time and find the right property. 

From weather, getting land rights, lack of rigs, to just a dry hole there is always something going wrong.   

When looking at a house how do you identify weather something is a deal or not, is it location , price , condition.

As my portfolio increases in that area, my weather risk goes up.

I struggle in the fall because people want to be settled before school starts and the cold weather moves in. 

So we installed a window unit in the bedroom so when the weather is not that hot, we shut off the central air, and use our bedroom for eating and sleeping.BTW, I'm told 220 volts is more efficient, which is why for larger units, they're mainly 220 volts.

So assuming you can take time off from work or work remote, maybe pack up and go camping (weather should be nice)?

@Tony MarcelleThe best advice I can offer is to stay calm and resist the urge to smack anyone, however incompetent, annoying, selfish, and obviously stupid they are.

My insurance obtained a letter from my arborist and a copy of the local weather report that recorded 100mph winds.

Moved about a month before the weather was going to get hot again ;).
