Lumber quality today is mostly trash.

(We are long past the dip) Bottom feeders who purchased crap land for almost nothing in a down market will unload it for a profit in a boom.

My realtor came to me with this opportunity from one of her investors who was unloading several properties How did you finance this deal?

I doubt I could buy the lumber package for under $35k in todays world. 

Btw, we ended up paying for some things out of pocket at the end of the project (landscaping and the driveway) because of cost overruns (we started right when lumber prices went through the roof).After your agent, I believe the builder is critical.  

Getting roof shingles, tarps, drywall or lumber will be difficult for a while.

Lumber is still a part of the local economy, but a shrinking one.

My crystal ball tells me, with lumber prices so high, labor shortages in the home building trades, we are not in a bubble.

Lumber prices are still elevated, but 14k for 5 floor joists??
