It's pretty common here for agents to actually put a note in the private MLS remarks regarding response times such as "offers received on Friday or weekends will be responded to on Monday by 5 pm". 

BP does seem like an amazing place to learn and the willingness by which the vets and PROs share advices and opinions is remarkable.

I was thinking it would be a good first place to own and rent since everything is new according to the listing agents remarks l.

I am sure that somebody is going to jump on me about this last remark, but reality is that everybody goes through a steep learning curve on the first few properties.If you are looking at markets without appreciation, then make sure whatever you find, that you are in a property that you can get out if you must. 

I checked my closing statement after your remark and we did pay a total of $432,248 at closing with $419k of that coming from a 1031.

Right now I’m reading a book called The Millionaire Fastlane by MJ DeMarco and it is really insightful (if I you can look past the occasional crude remarks and the swearing).
