The appraiser is an unbiased 3rd party in the transaction so it shouldn't matter who orders the appraisal (builder, builders lender or another lender), the value reflected in the appraisal should be the market value as of the date in the report. 

It is fine to try to sell people on things you have no personal interest or gain in....but when you are trying to do it for your own benefit, the post is suspect and not 100% unbiased. 

Any suggestions on how to get the most unbiased opinion on the plumbing needed, and the roof?

Its a good property that I can BRRRR and get good rent on so I am biased on taking the gamble but I need some unbiased and more experienced opinions.  

They provide an unbiased and independent opinion of the property's value, taking a comprehensive approach to evaluating its worth.

So, we'll see how that one comes out. c) Again no admission of this either.Most of us are on the same side of the bias issue, but I personally, have issue with how this specific case has been characterized and promoted with little regard for the actual unbiased facts.
