How to fight Fort Bend Appraisal District

I bought a house in 2021 and value for first appraisal came around the price I bought my house for, but this year appraised value came up way higher and I am planning to dispute it, but I have a few questions regarding strategies to fight back and reduce my appraised value. Please see them below:

- What's the best place to find prices for house sold recently? I used Zillow and Redfin but most of the houses show "Sale price not available."

- I have a single-family one-story house but the neighbor next to me has a two-story. Is it usually livable price/sq-ft lower for two-stories than for one-story houses? I see my neighbor's price/sq-ft is considerably lower than mine. 

- My house is a new house built in a new community, but across the street is another community about the same quality and reputation but around 10-15 years older. Should price/sq-ft be very different between the two? My price/sq-ft is way higher than the others.

- Last but not least, any good strategy or idea to fight back at the appraisal office?
