I am in the process of completing my California Real Estate License and currently Temp at a REIT (I received my work permit and got a job immediately).I have spent hours crunched over real estate books, newspapers, scurrying the web, text books, podcasts, driving around neighbourhoods, going to open houses etc. and have decided that Real Estate Investing is something I would like to eventually pursue full time.If you've read this far , thank you!

Keep in mind the 2% rule was made up for mobile home investing. 99.9% certain.The rule does not exist in any known real estate text book or is taught at any accredited university. thanks,Matt

At the same time, there are folks on this site, particularly in different markets, that would not touch my 8 cap with a 10 foot pole.This book reads more like a text book than some of the other real estate books out there, but is very good for getting a basic grasp on how to look at basic metrics to analyze a deal: What every real estate investor needs to know about cashflow by Frank Gallinelli.

Having some background in finance, accounting, tax, and business law, I am aware of the textbook advantages and disadvantages that each offers and their subsequent financial statement impact, but as far as actual operating ease and efficiency what is the recommended entity for holding these real estate assets?
