@Jay Walsh It's very unsettling and doesn't make any sense how you can place a tenant in a property when the rehab isn't complete, permits not closed out, and no PM agreement in place whatsoever.

Nate, I want to be clear that the names I provided earlier are individuals I have never personally met, never collected any fees from, in any capacity whatsoever and I only know of them because they have done dozens of deals with many of my past clients (these have been very wealthy, successful and extremely diligent investors) and those are the two companies that have consistently been utilized by my clients over the years.

Some people you talk to it will be like pulling teeth to get information or to get them to make a decission.

They may or may not have a legal interest but they will most assuredly have opinions but often no shoes or teeth.

There is no reason whatsoever that you cannot see the inside.

Eventually, I will have access to 'better' funding mechanisms, but for now, I'm much more comfortable cutting my teeth with my funds.  

Despite all the wringing of hands and gnashing of teeth by investors, the hurdles aren't that high.

Would you have a mechanic work on your mouth just because he knows how to brush his teeth?

I would say if you passed on everything the very first time and you needed no changes whatsoever.
