I'm an Army vet myself (medically retired last year) and my brother is a C-17 pilot.This is slightly off topic, but one of the best things I did in my career was every time I got a raise or promotion, I socked that money away because I figured I lived on that pay last year, I can this year, too. 

Any improvements done to those rental units (depending on safe harbor and tangible property regs- but lets assume big items that require capitalization) are depreciated 100% at 27.5 years. 

The only snowball I'd worked on was toward a career where I'd get more and more work, less and less time, and always thinking "I'll be happy after the next promotion/raise/etc."

I appreciate the tangible value (of real estate... people will always need a place to live) vs the volatile value of a stock on paper that may not be worth the ink its written in or too easily misrepresented or manipulated.

These products seem interesting but because of my lack of experience with them, I prefer something more tangible that I can actually touch.Also, generally speaking, I like the strategy that you give Dave R credit for which is selectively leveraging equity and paying debt.

Lost potential profits are not something that is tangible.

I agree with @Scott Harper, I used to live in Florida and was a member of the CFRI group - you can meet some good folks there, but they do heavily promote gurus and classes - so just skip all that and listen, learn and utilize Bigger Pockets - with none of the Hype!

Is this property a good long-term hold to get you tangibly in the direction you want to go or should you sell and buy into something bigger or different?
