Like I said before, people want what they want when they want it and, all of a sudden get cheap during the most expensive purchase/liability they ever have in their entire lifetimes.

Tenants can be amazing for years, but then suddenly become detrimental to you and your investment if they know they will no longer be living there.

Then one day the right opportunity came along, and all of a sudden, I was invested passively in a 192-unit apartment complex.

Would seem like a very bad idea to suddenly cash out your savings and think you'll just be a landlord.

All of a sudden next months rent wasn't paid.

Then suddenly on day 5 listing agent says the property is sold.

Yes, all 3 of original owners dead, we had a closing, guy of about 55 years dies suddenly 2 weeks later.  

If your main priority right now is strong cash on cash return, one way investors achieve 15% returns is by identifying opportunities in once sleepy regions that are now becoming trendy, or quiet suburbs that have a sudden growth of employment. 

Because we are very new and this was a sudden change(father in law passed three wks ago) I’m trying to find out as much as I can so we make an educated decision.

I have family who have gone down this road with "handshake agreements" that turn into issues when the $100,000 gift/loan to buy a property in Boulder suddenly turns into a $500,000 gain in a few years and no one knows who is owed what.
