Unless you are incredibly confident in your reno assumptions, I'd recommend getting a contractor out there ASAP to give you an accurate reno estimate if you want to go that path.

You will have to post notices and follow the path of eviction for not following the rules.

But typically they DSCR are pretty straight forward. 

After reading all of the books, I highly recommend you join a coaching program to teach you to syndicate, give you contacts and put you on the right path.

There's many paths to grow your real estate portfolio just make sure you pick the one that is right for you and remember this real estate game is a long term investment. 

If you position yourself on the outer edge of that moving path of progress, there could be opportunities for STR/MTR/LTR all in the same neighborhood, which gives you that desired strong pivot-ability.

A lot of other investors who go the same path will be burned and stuck under water once it's ready to sell.
