Frankly, I had sticker shock w the cost of insurance here compared to CO but she got me what I believe to be a good rate from Lloyds of London, even though I have property very near the water.

I contract out a large part of my business, and it seems a bit illogical to not contract this out...I guess I was just sticker shocked with the last year cost when compared to previous years of half that.

I wouldn't ask you to share that kind of personal financial info here or even in a PM, but your real estate agent (and especially your attorney, though s/he may charge you) should be able to go over this with you in detail and explain how you got to 15K in closing costs.Every time I've had sticker shock at a closing, which is not every closing but often enough that it's not a surprise, when I dig into the closing docs to see how everything added up, inevitably I find the culprit(s) and say, "Oh, that makes sense.
