It is not very difficult or complicated to evaluate commercial real estate, there are plenty of good books available that can teach you how, textbooks, online courses, community college classes, even excellent youtube videos etc, and it is actually quite enjoyable in the process to learn.

It isn't easy, but you'll learn a lot about underwriting from the process and know the ins and outs of the entire model, which makes using it, troubleshooting it, and adding to it much easier.

The seller is out of state and even visited the project a few times to check on the progress which I think helped him feel good about the whole deal as well. technology made the whole process a lot easier in the interim.

Additionally, we have paused the approval process for the 72-unit rental building due to the current uncertainties and complexities involved.Our original plan has been disrupted, but we believe in the potential of Corktown—a rapidly developing area with immense promise.

Are there any unique considerations or red flags you look for compared to the traditional rental process?

If you are a cash buyer , know the market and foreclosure process then you can pick up  property for a 25% discount in a desirable location.Cheers

Ananth--if you used an attorney to process the eviction, most attorneys will also pursue the collection of judgements on your behalf, too. 

Pre '2010', maybe just maybe it will lean heavier on the fundamental mechanics than specific processes. 

Will research more on the process.  

The process went smoothly, and I’m happy I got a tenant so fast, but the high supply of new builds in the area makes me nervous.
