I would raise the rent 10% (assuming legal to raise it that much) at the 1 year anniversary of the last rent increase (this would leave you $125 below market rent but save the vacancy, rehab costs, effort/risk of placing a new tenant).

To quote the HML I borrow from "If my loans have an anniversary, there's a problem".If you are keeping title in your LLC, you will have to obtain a commercial or private loan and each of those lenders will have their own required seasoning periods.
