I am wanting to enter the REI world but will not have time or skills to self manage.

A couple of book recommendations:- David Greene's 'Skill' & 'Sold'- Hyper Local, Hyper Fast Agent by Dan Lesniak- Gary Keller's Millionaire Real Estate Agent- Stephen Covey's 7 Habits of Highly Successful PeopleSoak up the practical advice and apply it.The main takeaways I got from these books:- A day where you don't work to generate leads is a day off.

I was following James Dainard on biggerpockets and On the Market podcast for long time I was really impressed with skills and experience and successful journey.

One of my skills in real estate is underwriting real estate opportunities.

I have been very successful at the role I'm in now of finding leads, using deal machine and podio to run it at mass and cold call them and my skills have been tuned up a bit through that.

2) On the second 'Hone Your Skills' bullet point, I'm getting an answer of $57000, not $63k like the back of the book says

Does one have the operational skill to efficiently and professionally operate the property?

I'm only out a small amount and a little time.This would take some work, but I have the experience and skills to handle it.

It's a great place for skilled negotiators to make money. 

Whether it's communication skills, market knowledge, or something else entirely, I'm eager to learn how I can best serve investor clients.Additionally, I'm curious about the best ways to connect with investors in my area.
