Be responsive, communicative, deliver on what you say you are going to deliver (e.g. photos are true representation of your properties, amenities reflect what you actually have).

I'm not saying this is necessarily the right answer, but I did not really put anything in my lease as far as guidelines for sharing responsibilities of common areas.

You could call their non existent phone number or visit their non existent office or web site to notify them.
