We had a company come out today to give us an estimate on refinishing them.

Yes, that floor was just refinished.

I go around and find used cabinets CHEAP or free and pay tenants to carry them up all the stairs and I have a tenant trained at refinishing them with the rustoleum kit.

That’s why it’s expensive upfront, but LVP or refinishing the hardwoods are the way to go.

The top unit is functional, however potential updates include, refinishing the hardwood floors, updating the kitchen, updating the bathroom, replacing 7 windows and most importantly blowing insulation into the attic (my bed room) so that it is more inhabitable during the summer months.

Typically I replace floor, new toilet, sink and base, I refinish tub (do not remove unless you have to) $500, new fixtures.Good Luck.

My GC friend installed new kitchen cabinets, refinished HW flooring, painted walls, new bath.

The roof estimated repair cost is $32,000, I estimate the septic  is $30,000 since it failed completely, and other repairs (windows, doors, paint, floor refinishing, furnace, electrical) to be about $30,000.

I refinished the floors and cleaned the place up.
