This past summer BoCo made him redo the whole driveway to add one parking spot in order to renew his STR license, which cost $8k and ended up triggering the whole Site Plan Review process which was a major can of worms involving an architect to recreate the original house plans because the county didn’t have them on file from the original building permit in the 50’s.

Is there a demand for boat storage, a general store type business that sells marine supplies, outdoor recreational supplies, and camping gear of the type that would be in demand at the state park?

As Fort Collins becomes less affordable for the median wage earner, it's an easy commute to there from Loveland and you've also got easy access to some of the best outdoor recreation areas like Rocky Mt.

I’m thinking it’s really the investors decision as it’s there money, what I’m wondering more so is what would be standard and what would be attractive based on my performance above and my ability to recreate the same RE scenarios per deal.Thanks for your reply’s in advance

An area so zoned may provide the land necessary to permit low density single-family residential development, outdoor recreational uses, and public and institutional facilities.)- The land is flat and even with small bushes, weeds, and shrubs.Surrounding Land:- The immediate surrounding areas are large, vacant lots with some homes sprinkled in here and there (maybe 5-10 farm style homes on large plots of land).- The closest stores/shopping areas/neighborhoods are 3-5 miles away.Concerns:- Lancaster has a high crime rate (higher than in 87% of U.S. cities).- The land is surrounded by large, unkept, and vacant lots for miles.- The land is on the outskirts of Lancaster.
